Contemporary Custom Home in Roxborough Park

This Contemporary Custom Home in Roxborough Park is a 4 bedroom, 4.5 bath reverse walkout home. A home like this can be a challenge because the main level space is at least a floor above the entry level. That runs the risk of entering into the home in a dark, confined space.

To remedy this, we crafted a two story wall of glass at the main stairs. This fills the foyer with light and makes for an enjoyable procession to the main living floor. All of the key areas such as: living, dining, kitchen, home office, and master suite are oriented for views and natural light. The supporting spaces such as: closets, laundry, and storage are towards to the back of the house.

take advantage of best the site has to offer

This Contemporary Custom Home in Roxborough Park is designed with the main living area on an east/west axis. This is a steeply sloping site. In turn this puts the main living area up higher than the homes across the street. To the west, south, and north are spectacular mountain views. Because of this we placed a rooftop deck as far west as possible. Thus granting it 270 degree views.

Inside we have the living room. This has similar views. However, we did screen the north somewhat to create privacy to the house on the north. The southern home is far enough away and configured to not be a problem.

The master suite is also west facing to take advantage of the view. We additionally incorporated a private deck for the owner’s suite.

challenging sites

While searching for property it really pays to engage an architect. Some property is flat and simple. Others are steep, rocky, or have pour solar exposure. When the price seems “to good to be true” its usually accounting for some challenge in the property. A good architect will be candid about the challenges.

This Contemporary Custom Home in Roxborough Park property has some challenges. It is a steeply sloping site. Its low on the west side, which were the street access is, to high on the east side. Overall the site slopes up 40′ over the 118′ deep property. The primary exposure is to the west.

However, it also has many great assets. First of all, the property is high above the homes to the west. This allows for an unobstructed view for the mountains. Second we can get some decent sun onto the driveway. The driveway is also very short. The third is that the adjoining lots are already built on. This allows us to position the house optimally and not have to worry about what might happen next door.
